Snowhill site up for sale- it has permission for 1,200 homes, shops and it could create 100 jobs

A 20 acre site of land with planning permission for more than 1,200 homes and shops in the city’s Snowhill area is up for sale.

Three separate regeneration sites near junction 41 of the M1 motorway have been put on the market by Royal Bank of Scotland (RBS)

The sites, which total 20.7 acres, are part of the Snowhill Special Policy Area, where outline permission has been granted for housing.

Permission has also been secured for a new roundabout on the A650 and a retail scheme with food store, seven smaller retail units, coffee shop and a family pub.

RBS’s Helen Gordon said: “We have worked hard to secure the planning consent for the retail scheme and roundabout, which will help to bring forward this nationally significant regeneration development.

“The site is in a prime location and will provide well over 100 new jobs for the local area, as well as bringing new national and local retailers to Wakefield, whilst releasing more land for housing and new homes.

“We have already seen high demand from retail and leisure occupiers and are expecting equally high demand from developers and house builders which we hope will help ensure an early start on site.”

The three sites are being marketed by property firm Reesdenton.

Nick Denton, of Reesdenton, said: “This represents a unique opportunity to acquire a major, mixed-use regeneration scheme with planning permission and significant occupier demand.”

In December, Wakefield Council’s planning committee granted permission for retail development to the west of the A650 at Redhall Lane.

The new homes were set to be built on a neighbouring site under separate plans.

Permission for the roundabout had already been secured.

The council refused another application for a new Lidl supermarket, a frozen food store, restaurant and car park on the east side of the A650.

Councillors decided the Lidl proposal would create traffic problems and harm trading for other nearby retailers.
