A FORMER library could be demolished to make way for new homes.

Balne Lane Library is currently empty after Wakefield Council transferred services to their new Wakefield One building on Burton Street.

Plans are now in from Southdale Ltd to knock down the building and replace it with 56 affordable houses.

The development, on the corner of Balne Lane and Elder Green, would be available to rent through a social landlord.

Developers held a public consultation in Balne Lane Community Centre last year before submitting the plans.

Residents raised concerns over drainage, which could cause flooding at the bottom of Elder Avenue and Elder Green.

Families also felt that the affordable homes would result in house prices falling across private properties in the area.

But in a design and access statement submitted to the council by Southdale Ltd, the company said that those concerns would be addressed.

They added: “The proposed layout has been designed to make the most efficient use of the site whilst respecting the amenity of the surrounding houses together with the adjacent prison and public footpath that bound the site.

“The highway design follows a traditional form, whereby an estate road with pavement is provided at the entry to the site that then changes to a shared surface mews court arrangement within the site, providing a stronger emphasis on the pedestrian experience and reducing vehicle speeds.”

The proposed development would be made up of 34 two-bedroom houses, suitable for four people, and 22 three-bedroom houses, which would be for a family of five.

Parking would be available for tenants in front of their properties, but the applicant hopes people would mainly walk in to the city.
