DEVELOPERS are waiting for land at Newmarket Lane to be sold before they can submit vital planning documents to build a community stadium.

Yorkcourt Properties has already been given the provisional go-ahead to build a £19m stadium and 100-acre business park near Stanley.

It will provide a new home for Wakefield Trinity Wildcats by the start of 2015, helping the club to maintain its Super League status.

But before MP Eric Pickles, the secretary of state for communities and local government, can give the development the green light, he wants to see a section 106 planning obligation in relation to the stadium construction and traffic.

Mr Pickles was expected to give his final decision last week, but it was delayed as his department had not received the valid document.

But in a letter sent by Yorkcourt’s solicitors to the department, which has been seen by the Express, it states that the section 106 obligation has been signed by all of the parties, but it can not be dated and completed because Yorkcourt does not yet own all of the stadium site.

The transfer of land from the previous owner is in the process and expected to be signed off shortly.

Jonathan Stone, spokesman for Residents For Newmarket, which has supported Yorkcourt’s application,said: “I think some Trinity fans feared the worse when they saw yet another delay.

“But I would like to reassure them that this appears to be nothing more than another small hoop, albeit unexpected, that has to be jumped through to ensure that not only do they get a new stadium, the community gets first class sporting facilities and Wakefield gets much needed continued investment, growth and jobs.”

The plans were called in by the government as it was on allocated Green Belt land.

And the club is relying on moving from Belle Vue to the new stadium to retain its Super League status.

A new decision date is yet to be finalised.
