More than £120 million will be invested on building the development on Newmarket Lane, close to the M62 and the existing NewCold logistics centre.

Covering more than two million square feet, the huge four-storey warehouse would be a mixture of warehouse and office space.

The unnamed logistical operator, which has submitted the plans to Wakefield Council’s planning department, says more than 100 construction jobs would be needed to build the complex, with around 1,500 roles created on completion.

These include warehouse operatives from entry level to leadership and operational management roles, office-based roles including finance, human resources and management, IT and technology roles, engineers and training roles, plus annual warehouse-based seasonal roles to accommodate peaks in demand.

There would be parking space for nearly 800 cars and 200 trucks.

A statement from the applicant reads: “The site itself forms part of a wider development in this area which will develop the area from former Newmarket colliery and agricultural land into an employment area.

“The local context is strongly influenced by the recently constructed NewCold distribution warehouse.

“The development will provide an increase in jobs in the local area both during construction and while in use. This will stimulate a positive economic change for the local area.”

The application makes reference to the land earmarked for the warehouse forms part of a previous planning application for a community stadium.

It reads: “That planning permission remains extant but unimplemented.

“The illustrative masterplan accompanying that planning permission proposed two warehousing and distribution units on the site.”
