Plans submitted to redevelop Knottingley community shop site

Plans have been submitted to redevelop a community shop site in Knottingley.

The application include new retail units and changes to access arrangements at Hill Top.

It was submitted on behalf of CRT Property and relates to a site within Knottingley town centre’s established shopping parade.

The area contains a mix of retail and service uses.

Under the plans, the existing building would be redeveloped and extended with a single-storey side extension to form a terrace of retail units. The scheme would also involve internal reconfiguration of the site layout.

It includes the removal of an existing vehicle route running through the site and revised arrangements for vehicles entering and leaving from Hill Top.

A planning statement submitted with the application says the development would “retain and enhance retail use at the site”.

It adds that the existing buildings are “nearing the end of their economic life and would be redeveloped as part of the scheme”.

At present, the site provides 31 car parking spaces. Under the proposals, this would be reduced to 26.

A transport statement concludes the development would “not have a severe impact on the highway network” and that access arrangements would remain safe and appropriate.

The social enterprise supermarket opened in 2021.

The venture was supported by long-standing partner, The Coalfields Regeneration Trust which owns the building and is providing it rent-free.

At the time Gary Ellis, chief executive of the Coalfield Regeneration Trust said: “Having witnessed first-hand the economic and social impact that these stores have on our communities, we know that it will make a big difference to those that need support the most.”
